Below is the procedure we at Ryan Baker Estate Agents will follow if you decide to let your property with us:

Finding your property’s worth

The obvious first step will be to find out how much your property is worth, so you can set a reasonable rent. You can arrange a valuation now by telling us the details of your property here.


Next, we will market your property to bring awareness to potential tenants. Ryan Baker Estate Agents market properties on the most popular property websites such as Right Move and Zoopla, our own website, put up boards on the property as well as chase up all of the potential tenants registered with us to arrange viewings.


Once marketing has begun, viewings will become a common occurrence. You can either choose to be at viewings yourself or Ryan Baker Estate Agents can handle all of the viewings on your behalf.

Tenancy Applications

Once we receive tenancy applications we will:

  • Carry out a full credit check;
  • Carry out ID checks and check for Right to Rent
  • Obtain a landlord/employer reference
  • Make sure there is a guarantor

Picking a tenant

We will then give all the relevant information we have collected on potential tenants to you and advise you on the most suitable tenant.

Payments and Tenancy Agreement

Once you have chosen a tenant, we will create a tenancy agreement for the both of you to sign and collect the deposit from the tenant and register it with a deposit protection scheme.

Check In

Finally, we will collect an upfront rent from the tenant, provide the tenant with a copy of:

  • The Gas Safety Certificate
  • EPC
  • How to Rent Guide
  • Copy of the Tenancy Agreement
  • Proof that their deposit is protected
  • Property Inventory

The tenant will then move in and you will receive the deposit and the upfront rent.
